Description of Facility and Operations
Rees-Stealy Downtown is an approximately 65,000 square foot medical office building (MOB) located at 300 Fir St, San Diego, CA 92101.
One air handler unit (AHU) runs 24/7 to serve a pharmacy which needs constant temperature for their refrigerators, however the remaining AHUs for the building are scheduled to run based on operating hours. Operating hours vary significantly based on floor and space type. 3 rooftop direct expansion (DX) packaged units provide cooling and a boiler provides heat to the terminal units. A Siemens BAS monitors the variable air volume boxes (VAVs) and AHUs, but most AHU control remains localized to individual zone thermostats. Interior lighting has been upgraded to LED for all 4-foot lamps. All 2-foot lamps (such as lamps for 2’x2’ fixtures) have not yet been changed. Exterior lighting in the parking structure are still fluorescent lamps.
- Rees-Stealy Downtown spends $4.50/sq. ft. for utilties.
- The building's energy use per square foot is 22% lower than the national median energy use intensity for medical office buildings.
• All outside air dampers were found fully closed. Building is receiving no ventilation air and does not appear to be economizing.
